Most projects are an idea or concept that are typically driven by an opportunity to meet market demand. Once a company or group commits to proceeding with a new business venture, they quickly realize there are many aspects of building a plant that are complex and detailed. Having personnel on staff that are fluent in doing this type of work is not typical and can be stressful and enhance risk. Construction is typically the final contracts that need to be written along with being the greatest expense of the project. It is critical to have as much engineering completed as possible before pursuing contractors proposals. This is a difficult requirement since all end-users have deadlines that must be achieved, but the more incomplete design, the more change orders from the contractors. It is always important to try to find a contractor that can maximize the scope of work internally with minimal subcontractors. Too many subcontractors translates into a GC approach and it is difficult to justify the added costs.
