Developing Your Construction Project

The most important first step in pursuing a contractor to install your project is making sure that the scope of work is clearly defined and appropriately described in the RFP. It is important to have as much of the engineering completed prior to pursuing installation contractors. Circumstances/milestones can make this difficult to achieve, but the more than is undefined in the beginning, the higher the risk and likelihood of back charges at the end of the project. 


Vetting the capability of various contractors needs to be based on several factors. Safety record, capability, self-perform disciplines, subcontractors, location, schedule demands, workload, etc. Each contractor has strengths and weaknesses which will either benefit or hinder a specific project. Exercising contractors with an RFP that doesn't meet the demands of the project is not fair to any of the parties involved.


Once a contractor is selected whether it a single GC or multiple contractors performing various tasks, a decision about how much time on site managing the contractors has to be made.

Every project is different and every client has either internal rules or expectations that need to be achieved. Typically, full time representation is not required in the early stages of the project and ramps up as the project progresses. Clearly during the commissioning of a project there will need to be full time representation.


Management a contractor is not dictating their every move. If required, this is the wrong contractor. Each project will require different stages of local management versus project management.
